I’M READY TO MOVE FORWARD WHAT ARE THE NEXT STEPS?

Simply click the “RESERVE NOW” button at the bottom of the Wednesday email and fill it out with your information. We will then use the information provided to send you the purchase and sale agreement as well as instructions on where to send in the earnest money. 

DO YOU HAVE AN INHOUSE PROPERTY MANAGEMENT?

DO YOU HAVE ANY GUARANTEES?

Leasing Guarantee: If after 90 days of you owning the property and we have yet to have found a tenant, Memphis Investment Properties will pay your mortgage on day 91 until the day a tenant moves in. Fortunately, our in-house property management by Reedy and Company has the best full time leasing department. 70% of the time our investors close on a property there is already a tenant in place or the home is preleased! 

Maintenance Guarantee: We are proud to provide the highest quality renovations in town which is why we are able to offer a 1 year maintenance guarantee. Within one year of owning the property if there are any maintenance issues that arise that were originally on our scope of work than our team will make the repairs at no charge to the owners. Tenant damages and acts of God are not covered. 

DO YOU HAVE A WAITING LIST?

No, we let our investors shop by process of elimination and put all of our available properties on our weekly email. It’s our goal to be as transparent as possible which is why we put the pictures, proformas, scope of work, tax information, and comparable sales up about each house. 

WHAT ARE YOUR PM FEES?

  • 8% of gross collected rent - If rent isn’t collected then we won’t be charging the 8% to make sure our goals are aligned.
  • ½ first months rent leasing fee - Waived if the property is occupied or preleased when you close.
  • $250 renewal charge - Our average lease is 12 months and at that time we will discuss the new market rate and if any changes need to be made.
  • $100 annual home inspection - We will visit your property and perform a full home inspection to make sure we keep a pulse on the condition of your property.
  • $500 Maintenance Reserve Fund - Provide payment of $500 for future maintenance costs under $500. If you sell or take management elsewhere you will receive these funds back.

DO YOU WORK WITH 1031 INVESTORS?

Yes, we are well versed in the guidelines of the 1031 Exchange and can assist putting together a portfolio of properties for you. 

WILL THERE BE A TENANT IN PLACE AT CLOSING?

70% of the time when the investor closes there is a tenant either in place or preleased.

ARE YOUR PROPERTIES PRICED AT A PREMIUM?

No, we price all of our properties at market value to appraise based on a comparative market analysis. If the appraisal comes in low (less than 5% of the time) then we will renegotiate the sales price.

DOES YOUR PM CHARGE EXTRA FOR MAINTENANCE?

No, we have a full service in house maintenance department with 50 crew members. Our Reedy and Co. team members also utilize our 7,000 square foot warehouse where we purchase all of ourmaterials in bulk at discounted prices.

DO YOU HAVE A PREFERRED LENDERS LIST?

Yes, we have found what we believe to be the best lenders in the country for Turnkey investors based on customer service, interest rates, and fees. You can access our Preferred Lenders list HERE

WHAT TYPE OF COMMUNICATION WILL I RECEIVE AFTER I CLOSE ON THE PROPERTY?

We have a full time client services team that will be able to answer any questions you may have about your investment via email or the phone. We also utilize propertyware and will be giving you an owners portal where you’ll be able to log in at anytime to view the profitability of your investment as well as store items such as the leases. Our system will automatically up to date you 

WHAT’S THE DIFFERENCE BETWEEN A/B/C NEIGHBORHOOD SCORE?

A - 90% home owners or more

B - 50% home owners 50% renters (Average for Memphis)

C - 90% or more Renters

DO YOU BUILD NEW CONSTRUCTION HOMES AS RENTALS?

Yes, we are one of the largest home builders in Memphis, providing 3 bed, 2 bath, 2 car garageproperties as rentals. 

DO YOU HAVE DUPLEXES FOR SALE?

Yes, although they are rare we will have duplexes available for investors.

DO YOU HAVE LARGE APARTMENT BUILDINGS FOR SALE?

Yes, we acquire hundreds of apartment units a year that are distressed, add value, then once stabilized we will sell to our cash flowing investors.

Do I need to have reserves when buying rental properties?

Although they are not required, we recommend you earmark $5,000 for an emergency fund.

When is rent due?

Rent is due the 1st of the month, late by the 5th, and the eviction process starts on the last day of the month. We will represent all owners in court and be proactive in removing the tenant for a charge of $350.

Do you have homes available outside of Memphis?

We operate primarily in the Memphis Statistical Area and have additional properties in northern Mississippi.

If I’d like to sell in the future what’s the process?

We have a full service in house brokerage that can list your property on the MLS and sell to our network of hedge funds and investors.

How long do we keep the properties before we sell them?

We will sell the properties right away but the investor won’t close until the renovations are completed.
